Build As If Approved
The common mistake while building plans sit with the municipality is treating the wait as a pause. Owners stop everything until the stamped plans arrive, then start every other task from nothing on the same day.
There is a hard line in this period, and it matters. Construction itself has to wait, because work done without approved plans can bring fines, trouble with the insurer and the bank, delays when the house is sold, and in bad cases an order to demolish. But much of the project sits safely on the other side of that line. Builders can be asked for quotes and their past clients phoned. The conversation with the bank about finance can start, so it is not beginning from scratch later. The engineer's details can be finished, and materials with long delivery times identified.
If the plans come back approved, the owner starts weeks ahead. If they come back with comments, most of the preparation still holds, because a quote or a finance application is easier to adjust than to begin. The only owner who loses the waiting period is the one who spent it waiting.
