The Standard Travels With You

11 April 2026 · Sipho Mahayi, principal property practitioner

It is tempting to keep two standards, a careful one for the expensive house and a looser one for the small rental on the edge of town. The trouble is that habits do not know the price of the property.

An agent who skips the ingoing inspection on a modest flat because the rent is low is practising skipping inspections. An agent who lets a cheap sale go through with a half-complete FICA file because the buyer seems decent is practising trust where checking was required. Then the big mandate arrives, and the hands do what they have learned to do. Standards are mostly muscle memory, and muscle memory is built on the ordinary jobs, because those are most of the jobs.

The small deal also carries real stakes of its own. The tenant in the modest flat has a deposit that matters to them as much as a larger one matters to someone else. A family buying a small house in a country town needs the same clean title, the same compliance certificates and the same careful transfer as a buyer in a city suburb.

So the place where a standard is set is the smallest file on the desk. If it holds there, it travels to every other file without anyone having to think about it. If it does not hold there, it was never really a standard at all.
