Order Is a Form of Respect

29 April 2026 · Sipho Mahayi, principal property practitioner

A seller's paperwork, gathered before the house is listed, saves time mostly for other people. The title deed, the approved building plans, the latest municipal account and, for a sectional title unit, the levy statement each answer a question someone further down the line would otherwise have to stop and ask.

The agent learns the size of the stand from the deed, and whether the carport on the plans is the one standing in the yard. The conveyancer gets answers the same day instead of the following week. Nobody has to search a municipal archive for a plan that should have been in a drawer.

Disorder spreads its cost outward in the same way. A missing plan can hold up a bond, and an unexpected amount on the municipal account can slow the rates clearance certificate, which holds up the whole transfer. The person who absorbs that delay is usually someone the seller will never meet, a buyer who has already given notice on a rental and booked a truck for a date that is now wrong.
