Dispatch #109

Carry the Weather Inside

28 May 2026 · Sipho Mahayi, principal property practitioner

Composure, for a landlord, is the habit of answering a tenant's worst message with the next practical step instead of with the same heat. It gets tested at odd hours. A message arrives late at night saying the lock on the security gate is broken, the tenant feels unsafe, and the landlord has ignored the place for months. A sharp reply listing the tenant's own failings, with a hint about the deposit, feels satisfying for about a minute, and by morning the lock is still broken.

The steady reply is almost dull. It acknowledges the message, gets a locksmith out, and follows up in writing the next day with what was done and what the lease says about repairs. If the tenant broke the lock, that can be settled later on paper through the outgoing inspection and the deposit. Disputes that reach the Rental Housing Tribunal are weighed on records, and a calm written trail reads far better there than a heated one. A tenant who stays is usually cheaper than an empty flat, and tenants tend to stay where problems get answered.
