The Compound Interest of Small Kept Promises

23 June 2026 · Sipho Mahayi, principal property practitioner

What is a good tenant reference actually made of? It is rarely one big thing. It is the rent arriving on the agreed date, month after month, for years, with a message sent ahead of time on the one month it was going to be late.

Each of those payments is too small to notice. No landlord celebrates the rent arriving. But they add up in a way that is hard to fake, because a pattern built over years cannot be invented in the week before applying for the next place. When the next landlord phones the old one and asks whether they would rent to this person again, the answer comes straight out of that pattern.

The same logic runs through the rest of the lease. The tenant who reported the blocked drain when it started, and who let the landlord in for inspections after proper notice, builds a second record alongside the payment record. At the outgoing inspection, that record shows up as a deposit refunded in full with its interest, and a landlord happy to say so in writing.

The return on all this is slow at first. One good month buys almost nothing. But the tenant who has kept these small promises for years walks into the next application with a history that speaks before the form is even read.
