The Cost of Alignment in a Conforming System

6 February 2026 · Sipho Mahayi, principal property practitioner

An agent who works under a large property brand pays for it twice, once in the commission split and again in the freedom to decide how the work is done. The first payment is written into the contract and easy to see. The second is spread across many small rules, from the mandate form the office prefers to the portals the listings go on and the way a show day is run, and it stays invisible until the agent wants something the system was never built to allow.

Early on, that price is often worth paying. New agents have no name in town, and a board people already recognise brings in calls they could not get alone, while a principal checks their paperwork and keeps them out of trouble with the regulator. Years later the sums look different. The agent now has buyers who phone for her by name, knows the paperwork cold, and has ideas about a corner of the market the office ignores. The split is the same as on her first sale, but what it buys has shrunk, because most of the support it paid for is support she stopped using long ago. The contract stayed the same. The agent did not.
