Voice Is an Asset Class

11 February 2026 · Sipho Mahayi, principal property practitioner

Most property listings in a given town read as if one person wrote all of them, and in a sense one did, because so many are copied from the same template. Spacious, neat, ideal for the family, close to amenities. A buyer scrolling a portal late at night cannot tell one from the next.

That sameness is exactly why a real voice has value. Compare an agent who writes that the main bedroom catches the morning sun, that the lounge stays cool through a Tzaneen summer and that the borehole pump was replaced recently. None of it is clever. It simply sounds like someone who stood in the house and paid attention, and buyers arrive at the viewing already knowing what to look for.

A voice like that grows the way an asset does. A template can be copied in seconds, and so can a logo or a pricing strategy. What cannot be copied easily is a long record of descriptions that turned out to be true when buyers walked through the door.

There is a practical side too. A listing that oversells a property can come back on the seller and the agent once the buyer moves in and finds the gap between the words and the house. A plain, honest voice is harder to fake and much easier to defend.
