The First Movement Filters the Field

13 February 2026 · Sipho Mahayi, principal property practitioner

Plenty of people want to buy property, and far fewer do the first dull thing that buying requires. That first movement is what filters the field.

The first step is rarely exciting. Usually it means pulling a credit report and finding the old clothing account that was never closed properly, or sitting down with recent payslips and bank statements to see what a bank would actually lend. Nobody talks about that part. It feels like admin, and admin is easy to postpone for another month, then another year.

But look at who ends up signing an offer to purchase. It is rarely the person with the biggest income or the best timing. It is the one who already knows roughly what bond he qualifies for, has settled the small debts that drag a credit score down and has put money aside for transfer costs. When the right house appears, he can sign an offer with a bond condition he is confident of meeting, and the seller can see that confidence on paper.

The person still waiting for the perfect moment is usually beaten by someone who moved first, while it still felt unnecessary.
