Institutions Built for Decades Behave Differently Every Day

1 April 2026 · Sipho Mahayi, principal property practitioner

Watch an agency on an ordinary weekday morning, with no big sale on the go, and you can tell how long it expects to be around.

A firm thinking in months will list a house on the strength of a friendly conversation. A firm thinking in decades does a few dull things first. It pulls a copy of the title deed to confirm that the person selling is the registered owner. It asks whether the seller is married, and if so under which regime, because a spouse married in community of property generally has to consent to the sale. It checks whether the property is bonded, so the cancellation figures can be requested early. None of this earns anything that day. Most days it turns up nothing at all.

But every now and then the deed shows a late parent still on the title, or a spouse who has not been asked, or a servitude across the back of the plot that the seller forgot about. The short-term firm meets these surprises halfway through a transfer, with a buyer already packed. The long-term firm meets them before the listing goes live, when they are cheap to fix.

So the horizon of a business shows up less in its mission statement than in the boring checks it does on days when nobody would notice if it skipped them.
