The Machine Does Not Get Tired

13 April 2026 · Sipho Mahayi, principal property practitioner

Late on the final working day of the month, someone in a rental office is matching bank deposits to tenants. One tenant paid with the wrong reference, another paid twice, another paid half and sent a message promising the rest. The person doing this has been at it since lunch, and somewhere in the late afternoon a payment gets credited to the wrong unit.

That kind of error is no sign of carelessness. It is what happens when a human being does repetitive, exacting work for hours. Attention fades, and the work does not adjust for it. A landlord gets a statement showing arrears that are not real, a tenant gets a warning letter they did not deserve, and the office spends the next week apologising and correcting.

This is where software earns its place. Matching payments to references, calculating the interest on deposits held in an interest-bearing account, adding the agreed escalation when a lease renews, producing the monthly statements. A machine does these the same way at the end of a long day as at the start of it.

That frees the people in the office for the work machines handle badly, like the phone call with a tenant who has just lost a job, or the judgement about whether a landlord should wait or act. So the machine takes the hours of exact, repetitive work, and the people keep their freshest attention for the moments that need a person.
