The Second Hundred Begins Quietly

20 May 2026 · Sipho Mahayi, principal property practitioner

The day after a transfer registers feels like a finish line, but it is really the first morning of a long, ordinary stretch of ownership.

The keys have changed hands and the photos have been posted. Then the plain work starts. The municipal account has to be opened in the new owner's name, which may mean a deposit and a trip to the municipal office. A bank that holds a bond over the property will usually require building insurance for as long as the bond runs, and the cover needs to be in place from registration. In a sectional title scheme, the managing agent needs the new owner's details so the levy statements go to the right person.

None of this gets celebrated. And much of the trouble new owners run into in their first year comes from exactly these small items, left for later because the big event already happened: a municipal bill still going to the seller, a gap in the insurance, a levy debit order that never started. The second stretch of owning a home is built the same way the purchase was, one plain task at a time.
