Answer the Era Without Obeying It

8 September 2026 · Sipho Mahayi, principal property practitioner

A house can be completely in fashion and still be badly designed for where it stands. The current fashion runs to open plan living, big sliding glass doors and flat roofs with clean lines, and much of it is good. Open plan suits how families actually live, and buyers ask for it. But a design lifted from a magazine shoot somewhere cooler can be a poor fit for a Limpopo summer. A wall of glass facing west turns a lounge into an oven by late afternoon. A flat roof without proper insulation passes its heat straight down into the rooms below. The photographs look modern, and the cost of keeping those rooms cool looks like something else entirely.

Answering the era means keeping what is useful and adjusting the rest to the place. The open plan stays, while the big glass faces north under a deep overhang that shades it from the high summer sun and still lets the lower winter sun in. The clean lines stay, with insulation in the roof and somewhere for hot air to escape. A wide covered veranda does more work than people expect, and nobody would call it a new idea. Obeying the era copies the photograph. Answering it starts with the sun.
