Dispatch #243

A second handover delay is a habit wearing a builder’s name.

9 October 2026 · Sipho Mahayi, principal property practitioner

Why does a second delay on the same development mean more than the first? Because weather can explain a first delay, and it cannot explain a repeat. When a builder moves the handover date once, the reason usually sounds like rain holding up the roof or a supplier running short of windows, and buyers accept it because building is messy. A second delay on the same site points at the plan itself, with subcontractors booked back to back and no room for overlap, and a handover date chosen to sell units rather than worked out from the build.

The buyers carry that plan. Many gave notice on their rentals on the strength of the first date, and are now renewing month by month at whatever their landlords ask. They cannot move in until the work is finished and inspected and the municipality issues an occupancy certificate, and sale agreements on new developments commonly let the developer move the date within limits. So the buyers have patience and very little else. And the next brochure from the same builder will be read by people who heard about this site, with its handover date treated as a hope.
