Consistency Quietly Replaces Reputation
A tenant's payment record says more to a landlord than any reference letter, because it shows what happened every month rather than what someone remembers. Consistency replaces reputation in the most literal way.
When a tenant applies for a flat, the landlord or rental agent usually runs a credit and rental history check with the applicant's consent. What comes back is not a description of the person. It is a record of what they paid, when, and to whom. A tenant who has paid on time for years, even a modest rent in an ordinary building, arrives with something stronger than charm. A tenant with a good job and a confident manner but a string of late payments arrives with a question mark.
The same works on the landlord's side. A landlord who returns deposits promptly, with the interest and a clear list of any deductions, builds a name of his own through rental agents and through tenants who talk to each other. Nobody builds that with one good month.
At the end of the day, reputation is what people say, and one rumour can shake it. A long record of paying, or of returning money properly, is much harder to argue with. It is built one ordinary month at a time, and it keeps working when nobody is around to vouch for it.
